Many sellers are looking to reduce the commission paid to brokers in exchange for doing a small amount of legwork themselves. Since selling a home is not a time to cut corners, a detail oriented and experienced broker is essential to ensure that one's interests are always protected. Savanna Real Estate (the sales division of One Percent Broker) was established in 1998 to serve this middle ground in the evolving real estate landscape.

We will represent you on the sale of your home for a 1% commission (with a minimum of $7,500). The total commission is usually 3.5% (includes a full 2.5% commission paid to the buyer's broker), but in the event that One Percent Broker also represents the buyer, the total commission may be as low as 2%!  For those sellers uncomfortable with this kind of "dual agency," all buyers can be referred to outside, full commission brokers.

Buyers and their agents will see little difference between a property listed for sale with Savanna Real Estate and a typical full commission broker, except that sellers will handle their own showings and open houses. (Sellers showing their own properties has become a more common practice the last few years and we will offer you our suggestions about how best to go about it.)

Of course, we will handle the more specialized areas of selling a home, such as:

• Developing a basic marketing strategy.

• Posting our large Savanna Real Estate sign on your property.

• Designing full color property information flyers.

• Listing the property on the Multiple Listing Service (MLS).
   
• Responding to offers and negotiating the terms of purchase.
   
• Personally guiding you through the entire escrow process.

Sellers may, if they wish, allow us to place a lock box on the property to enable agents to show the home to their clients. We will also facilitate the advertising of open houses on the MLS and local newspaper.
